\n Older homes possess a charm loved by many. While the history and unique details make them attractive to homebuyers, they also make repairs and repaints more challenging for pros. Each project requires astute problem-solving skills and knowledge of products and standards to ensure success.\r\n\r\n \r\n\r\n\r\n\r\nPeter Schumerth, VP of Product Management, discusses four common problems and strategies to help you restore that old beauty.\r\n\r\n \r\nGet RRP Certified\r\n \r\n\r\nLead-based paint might not be on the shelves anymore, but that doesn\u2019t mean it isn\u2019t hiding on the walls of older homes.\r\n\r\n \r\n\u201cPainting contractors disturbing the coating on any home that was built pre-1978 require a Renovation, Repair, and Painting (RRP) Certification*,\u201d says Schumerth.\r\n\r\n \r\nThe certification ensures that those working on older homes and potentially dealing with lead-based paint are up to date on the latest rules and best practices surrounding testing, hazards, safety, containment, documentation, and disposal.\r\n\r\n \r\nProperly Handle Mold and Mildew\r\n \r\n\r\nMold and mildew are not uncommon, especially in older homes. When you find the telltale signs of mold or mildew (discoloration, smells, peeling paint, warped substrate, etc.), first things first: Ensure the source of the moisture is fixed.\r\n\r\n \r\n\r\nNext, it\u2019s time to remove the mold and mildew.\r\n\r\n \r\n\u201cThere are many \u2018mold-killing primers\u2019 out there,\u201d says Schumerth. \u201cThis can create the perception that you can slap the primer on over the mold and mildew, and you are good to go.\u201d\r\n\r\n \r\nWhile the mildewcide in these products will help fight both in the future, you need to remove any mold and mildew present before priming. Remove mildew stains with a mildew stain removing product. Commercially available mildew cleaners will do the trick.\r\n\r\n \r\n\r\n\r\n\r\n \r\nAssess the Current Coatings\r\n \r\n\r\nWith older homes, you do not always get to start with a fresh new palette. You can try to talk your clients into taking it down to bare substrate, but time and budget rarely allow that option. This means that each layer of built-up coating has the potential to affect your finished project, requiring additional consideration when choosing prep steps and selecting a paint.**\r\n\r\n \r\n\r\nStart with a thorough assessment of the surface to check for adhesion issues. \u201cYou can do this by making a simple \u2018X\u2019 mark with a razor (cut as deep as you can and in multiple locations), then do the tape test,\u201d advises Schumerth. \u201cThis test allows you to evaluate the integrity of the layers underneath.\u201d\r\n\r\n \r\n\r\nPaint coming up with the tape indicates an adhesion issue. Depending on how large an area peels, you\u2019ll need to either spot sand and prime or do a full sand and prime to ensure you have a smooth, sound surface for your topcoat.\r\n\r\n \r\nChoose the Right Paint\r\n \r\n\r\nEach new layer of paint creates tension on existing coatings. Even if your topcoat adheres beautifully to the coating immediately beneath, you need the bridge between each coating below it to hold as well.\r\n\r\n \r\n\u201cFor older homes, I recommend BEHR PREMIUM PLUS\u00ae due to its lower binder content. \n For homeowners, beautifully painted cabinets can be a great source of pride. For painting pros, they can showcase exceptional skill, product knowledge, and attention to detail. However, these projects are notoriously unforgiving, especially when steps are skipped or improper products are selected. Check out this list of pro tips to ensure you and your crew are prepped to do the job right.\r\n\r\n \r\n\r\n\r\nCustomer Prep\r\nAll jobs start with excellent prep, and the first prep step is fully understanding the expectations, current conditions, and potential challenges. Start by finding out the level of finish that the customer expects.\r\n\r\n \r\n\u201cIt depends on what the paying customer wants. You\u2019ll choose different products depending on whether they want a factory finish or a basic repaint to spruce up the cabinets,\u201d says Ed Edrosa, Senior Product Manager for Behr Paint.\r\n \r\n\r\nMany contractors offer an array of products and finish levels, so the customer can choose an option that meets their needs and budget. If you only do high-end projects and are unwavering in your quality standards, create a strong qualifying process to identify the prospects who can afford your level of work.\r\n\r\n \r\n\r\n\r\n\r\n \r\n\r\nBefore giving an estimate, inspect for defects that could add additional prep work to the project. High levels of grease, dents\/holes, mixed materials, and wood species that require grain filler are a few examples of things to look for. Prepare for sneaky challenges that often pop up once the project is in process. Many contractors recommend a clause in the contract that addresses how unforeseen challenges will be handled.\r\n\r\n \r\nJob Site Prep\r\nA well-planned job site helps the job move along efficiently, ensures that everyone stays safe, and that everything in the home stays clean and damage-free.\r\n\r\n \r\n\r\n \tOverspray: Since most cabinets will be sprayed, all surfaces not being sprayed should be properly covered to protect them from overspray.\r\n \tVentilation\/PPE: Properly train crew members and ensure use of appropriate PPE. Set up your site for proper ventilation and air filtration.\r\n \tLighting: Good lighting is critical to ensure that nothing is missed during prep and you can quickly see any imperfections in the coating that need attention.\r\n \tTransportation: If you are taking drawers and doors off-site to a shop, don\u2019t forget to wrap and secure them to protect the items from damage.\r\n\r\n \r\nSurface Prep\r\nGrease and oil are common in kitchens, and they wreak havoc on paint. Begin with a good old-fashioned cleaning. Grease cutters like Dawn dish soap, TSP, and, in tough situations, denatured alcohol are good go-tos. Inspect and scrape the cabinets, and clean all their nooks and crannies.\r\n\r\n \r\n\r\nSanding strategy and primer choice are situational. Generally, a three-coat system with a scuff sand before each coat will give you a quality result. Follow these steps:\r\n\r\n \r\n\r\n \tSand\r\n \tPrime\r\n \tSand\r\n \tCoat one\r\n \tSand\r\n \tCoat two\r\n\r\n \r\n\r\nRemove dust with a vacuum cleaner after sanding, and wipe all surfaces with a wet rag or tack cloth.\r\n\r\n \r\nChoose a primer that is formulated for your specific situation. For instance, if you are painting enamel over previously painted cabinets, \u201cour BEHR\u00ae\u00a0Kitchen, Bath & Trim Stain-Blocking Primer & Sealer will do the trick,\u201d says Edrosa. This primer blocks medium-to-heavy stains and is perfect for properly prepped glossy surfaces.\r\n\r\n\r\nHowever, if you are working on something like melamine cabinets, it\u2019s better to use a bonding primer like BEHR Interior\/Exterior Bonding Primer for its high-adhesion qualities.\r\n\r\n\r\nPaint\r\n\r\n\u201cNot every paint can be used on cabinets,\u201d warns Edrosa. Even once old grease is removed, the new coating needs to hold up to future grease. \u201cThe oils soften the paint film, so if you don\u2019t use the right paint, you can end up with something that looks good, but you\u2019ll get a callback in a few months because the paint is softening and accumulating dirt.\u201d Cabinet paints are formulated with special resins designed to resist grease and prevent staining. While it is possible, it\u2019s rare to see a successful cabinet job that doesn\u2019t use spraying as its primary application method.\r\n\r\n\r\n\u201cTechnique plays a big part in a beautiful and lasting result,\u201d says Edrosa.\u00a0\u00a0\r\n \r\n\r\nBefore spraying, always strain the paint to remove impurities that can clog the tip or spray debris with your topcoat. It\u2019s best to apply two thinner coats as opposed to one thick coat.\r\n\r\n \r\nBuild a System\r\nIt might seem impossible to create a system that handles the wide array of substrates, expectations, and challenges that come with painting cabinets, but if you establish standard operating procedures around what you see most and build flexibility into contracts for unknown unknowns, you can take a lot of stress out of the job.\r\n\r\n \r\n\r\n\r\n\r\n \r\n\r\nSet your standard offers and price, and only take on those gnarly jobs when you are sure you are ready for them (and up-charging for them).\r\n\r\n \r\n\r\nCabinets, while more challenging than a lot of other repaint work, are popular and lucrative projects. \n Paint and primer in one formulas have long been a hot topic of conversation among pro painters. While fewer steps can benefit busy contractors, you should never compromise quality.\r\n\r\n \r\nUltimately, superior finishes require proper product selection and prep. \u201cUsing a primer is widely regarded as best practice in the professional painting world,\u201d says Ed Edrosa, Senior Product Owner \u2013 Pro at Behr Paint Company.\r\n \r\n\r\nWhile skipping important steps is not the right path to a professional finish, it\u2019s worth knowing when to prime and when a paint and primer in one product can save time and produce a beautiful, flawless finish.\r\n\r\n \r\n\r\n \r\n\r\n\r\nPaint with a Primer, vs Paint and Primer in one\r\n\r\n\u201cPaint is a coating made to be decorative and to protect. It enhances the beauty and seals the surface,\u201d says Stephanie Glick, Research Fellow at Behr Paint Company. \u201cPrimer, on the other hand, is a little bit more complex. Primers are much softer and gummier. They\u2019re made for adhesion, and it\u2019s much easier for them to do the one thing they\u2019ve been formulated for.\u201d\r\n\r\n \r\nBecause many primers are formulated for specific scenarios, a thorough understanding of where products perform best is crucial. \u201cPrimers can create adhesion to surfaces that are harder to stick to, seal porous substrates, lock in stains and odors, prevent cracking, block tannins, prevent grain raise, and lock in efflorescence, to name a few,\u201d stated Glick.\r\n \r\nPaint and primer products are designed to do a bit of both and are also designed for specific scenarios. \u201cYou are still going to get a really good primer, but not a primer built for specific challenges,\u201d says Glick. The key to choosing the right product for your job comes down to the substrate and your goal.\r\n \r\n\r\nA few of the questions you should ask yourself before choosing a paint, a primer, or a paint and primer product include:\r\n\r\n \r\n\r\n \tWhat is your substrate?\r\n \tHas it been previously coated? With what?\r\n \tAre there imperfections? (Stains, holes, etc.)\r\n \tDo you need scuff resistance?\r\n \tDo you want one-coat hide?\r\n \tDo you want 10-year color fade protection?\r\n \tIs easy touch-up and spray sheen uniformity important to you?\r\n \tWhat\u2019s your budget?\r\n\r\n\r\nTo Prime\r\n \r\n\r\nGenerally speaking, you need to prime before painting when working with raw or imperfect surfaces that need a bit of extra attention to get them smooth, sound, and ready for a topcoat.\r\n\r\n \r\nFor example, new or unsealed surfaces require primer. \u00a0\u201cWith drywall, you\u2019ll see sheen differences at the joint line if you don\u2019t prime,\u201d says Glick. Additionally, porous surfaces, like stucco, will soak up too much paint, making priming the most efficient and economical choice. \u201cA blocking primer is best for wood, especially redwood, cedar, teak, and mahogany, to avoid tannin bleed,\u201d says Glick.\r\n\r\n \r\nThere are primers specifically formulated for metal and concrete. \u201cFor instance, BEHR\u00ae Metal Primer is formulated to help protect new metal surfaces from corrosion and can even be applied over sound, rusty metal,\u201d said\u00a0Edrosa. BEHR\u00ae Multi-Surface Stain-Blocking & Sealer ensures better adhesion and long-term durability on concrete or masonry surfaces with high alkalinity.\r\n\r\n \r\n\r\n\r\n\r\n \r\n\r\nWhile some situations require a full prime, others only require spot priming. \u00a0Glick points to tilt-ups, a construction method commonly used in many commercial buildings \u00a0as a great example. Tilt-up construction is a building technique where large concrete panels are made flat on the ground then tilted upright after they dry.\r\n\r\n \r\n\u00a0\u201cIf you use BEHR PRO\u00ae e600 Exterior Paints, you can do all the broad surfaces without a primer because it\u2019s great at sealing the surface. However, on tilt-ups, you have sealant between the joints, and because the sealant is \u00a0so flexible, you have to add a primer coat to help the coating flex with the natural movement of that joint.\u201d\r\n \r\n\r\n \r\n\r\n\r\n\r\n \r\nOr Not to Prime\r\n \r\n\r\nNot all paint jobs are fraught with challenges. This is where a paint and primer in one product can save time and money. \u201cPaint and primer products are generally most effective when refreshing previously painted surfaces that are in good condition, particularly for interior spaces. They offer convenience and solid coverage in these scenarios,\u201d says Edrosa.\r\n\r\n \r\n\u201cEven if you have a stain on the wall, like lipstick, some of our higher lines, like BEHR Dynasty\u00ae, are designed to block those very well. With a rich history dating back to 1,400 BCE in Greece, it\u2019s a substrate that has stood the test of time. Today, it remains as popular as ever thanks to its natural look and timeless appeal.\r\n\r\n \r\n\r\nLike most substrates, stucco is best protected and most beautiful when it is coated with high-quality paint. As a pro painter, it\u2019s worth the time to understand the best techniques and products for coating this substrate in order to estimate properly and create a beautiful, long-lasting finish for your customers.\r\n\r\n \r\n\r\n \u200bStucco: Perfect Taupe PPU18-13\u200b | Trim: Spanish Sand OR-W07\u200b | Shutters: Rumors MQ1-15\u200b | Garage Door: Cordovan Brown ST\r\n\r\n \r\nChallenges With Stucco\r\nA blend of sand, cement, and lime, stucco is a textured and porous surface, and while this earthy look adds to its appeal, it also requires an experienced painter’s hand for even, durable coverage.\r\n\r\n \r\n\r\n\r\n\r\n \r\n\r\nLike all professional paint jobs, the first requirement for success is to properly and thoroughly prep the surface. While surface prep steps are always dependent on the unique situation, here are some things to look for and steps to consider:\r\n\r\n \r\n\r\n \tWhen new stucco is applied, it holds a lot of moisture. To properly cure, allow a full 30 days before coating.\r\n \tWhen fully dry and cured, pressure wash to remove dirt and chalk (allow 24 hours to dry).\r\n \tOnce clean and dry, thoroughly inspect the surface. Keep an eye out for stubborn stains, mildew, cracks, and areas where the previous coating is flaking, bubbling, peeling, or cracking.\r\n \tTo remove any remaining dirt or grease, use a concrete and masonry degreaser and cleaner.\r\n \tTo remove mildew stains, use mildew stain remover.\r\n \tSpot scrape where there is poor adhesion of the previous coating and prime.\r\n \tIf there are any glossy surfaces, scuff sand and prime.\r\n\r\n \r\n\r\nReminder: Even if you are using a self-priming coating, a primer like BEHR\u00ae Multi-Surface Stain-Blocking Primer & Sealer should be used on uncoated, patched, or chalky surfaces.\r\n\r\n \r\nCracks!\r\nBecause temperatures can cause stucco to expand and contract, it\u2019s not uncommon to find small cracks. Be sure to inspect the surface and note the size and shape of each crack. Cracks less than a 1\/16\u201d are considered hairline cracks, which means an elastomeric coating will often bridge the gap.\r\n\r\n \r\n\r\nIf the crack is larger than 1\/16\u201d, route out the center of the crack, apply a high-quality stucco patch or caulk, and prime.\r\n\r\n \r\n\r\nFor cracks that are larger than \u00bc\u201d or in a diagonal or stairstep pattern, note that it could be a sign of structural damage. If you suspect structural damage, get in touch with a structural professional to assess the situation.\r\n\r\n \r\n\r\n\r\n\r\n \r\nChoosing a Product\r\nWhen choosing your topcoat, ensure that the coating is specially formulated for the substrate. It\u2019s important that the coating is:\r\n\r\n \r\n\r\n \tBreathable: Moisture trapped inside can cause the topcoat to bubble.\r\n \tFlexible: This allows for the natural expansion and contraction of the stucco.\r\n \tDurable: The coating should be able to endure the local weather.\r\n\r\n \r\n\r\nFor instance, in mild climates, BEHR\u00ae Masonry, Stucco and Brick Paint in Flat or Satin sheen\u00a0are two great choices depending on the sheen your customer desires. Both are mildew resistant, alkali resistant, and are self-priming under the appropriate conditions.However, if your customer is in an area that experiences frequent freezing, thawing, or wind-driven rain, BEHR PREMIUM\u00ae Elastomeric Masonry, Stucco and Brick Paint is a better choice since this high-build coating is waterproof and can withstand 98 mph wind-driven rain. This 100% acrylic latex formula expands and contracts up to 600% with the substrate.\r\nPainting\r\n Stucco: Riviera Beach PPU7-07\u200b | Trim: Polar Bear 75 | Deck: Cedar ST-146\r\n\r\n \r\n\r\nWhen painting stucco, a little extra effort can go a long way to get every nook and cranny. If you are spraying stucco, be sure to back roll by using a roller that has a minimum of a 1-inch nap.\r\n\r\n \r\n\r\nFollow the manufacturer instructions for temperature and color uniformity. Imagine wowing your customers by describing each sheen, their functional and aesthetic qualities, and the many possibilities for mixing and matching to create a truly unique space.\r\n\r\n \r\n\r\nSelecting the best paint sheen for your client\u2019s space requires understanding how sheen level affects light, color, and texture and keeping up with the latest trends and technology. We caught up with Behr\u2019s Erika Woelfel, Vice President of Color & Creative, and Sid Maxey, Senior Director of Research & Development for the latest and greatest in paint sheens.\r\n\r\n \r\n\r\n\r\n\r\n \r\nSheen Technology\r\nSheen determines how much light reflects off the coating. Lower sheens absorb light, giving a matte finish, and higher sheens reflect light, giving a glossier finish.\r\n\r\n \r\n\r\n\r\n\r\n \r\n\r\nTraditionally, a lower sheen has been achieved by adding more extender pigmentation like calcium carbonate, talcs, micas, etc.\r\n\r\n \r\nIf you looked at it under magnification, it would kind of look like the surface of the moon or like a mountain range,\u201d said Maxey.
